What water does to a hardwood floor
If you’re standing in a room looking at your floor and it’s changed shape, this section tells you what you’re looking at, what caused it, and whether it can be saved.
Cupping
The edges of the boards rise higher than the centers, so the floor looks like a row of shallow troughs. It means the underside of the wood is wetter than the top, which usually means moisture trapped below the boards or the subfloor.
Buckling
Boards get completely saturated, swell until they have nowhere left to expand, and the fasteners let go. A buckled floor never settles back down once it dries.
Crowning
The centers sit higher than the edges, the inverse of cupping. Frequently the result of sanding a cupped floor before it finished drying, which shaves off the raised edges and leaves a hump when the wood relaxes. Crowning usually isn’t an active moisture problem, often it’s a past one that has since resolved. Have us out to verify the moisture status before any work is done.
Gapping
Boards don’t split from drying, they gap. Water swells the floor and compresses the wood fibers and boards together. Those fibers stay compressed as they dry, so gaps open up between the boards.
Common causes
Interior appliance and fixture leaks are about 90% of the jobs we see. A slow leak nobody notices does more damage to a floor than a fast one somebody catches.
Questions homeowners ask us
Buckling happens when wood absorbs enough water to swell past the space the floor has to expand into. With nowhere to go, the boards push against each other and lift off the subfloor. It almost always means water sat long enough to reach the subfloor underneath. Buckling means the fasteners have let go, and that does not reverse once the floor dries. The buckled section is immediate demolition. The rest of the floor is usually still worth saving, and that is what we assess when we come out.
Usually, yes. Cupping is a moisture imbalance, not broken wood: the underside is wetter than the top, so the edges swell and rise. Dry the floor and the subfloor back to their normal moisture content and most of the cup relaxes on its own. What’s left gets corrected with sanding and a refinish.
With specialized floor drying equipment, most residential jobs take 5 to 14 days to reach a stable moisture content. It depends on how long the water sat, the species and thickness of the flooring, and the subfloor construction type. On many jobs air movers and a rental dehumidifier are exactly what is needed. What sets a specialist apart is drying pads that pull water from below the flooring, often without ever entering the crawl space.
For a sudden interior leak, like a supply line, a dishwasher, a toilet, or a refrigerator line, it’s usually a covered loss and worth a claim. Photograph everything before anything is moved or torn out. We work directly with carriers and adjusters and provide the moisture logs, damage mapping, and scope they need. Yes. We don’t blend a repair into the surrounding floor, because a blended patch always shows. After drying, we refinish the entire floor so the repair reads as one continuous surface. Where boards had to be replaced, we match species, width, and grain, then sand, stain, and finish everything together. Very old floors, unusual widths, and discontinued patterns take more work to match, and we’ll tell you honestly what to expect before we start.
Immediately. The first 24 to 72 hours decide whether this is a restoration job or a replacement job. Stop the water, keep the room ventilated, and put fans directly over the wet boards. The more airflow over the flooring, the better. Don’t let anyone sand or refinish before it’s dry, that’s what causes crowning. Full cupping usually takes 10 to 13 days to show up, so if we get there in the first couple of days and dry it out, the cupping often never happens at all. Restoration contractors are good at drying homes and bad at reconstructing them. They set up the equipment, pull out the wet material, declare the property remediated, and leave.
